General Description of Tract 3: This Approx 5.43 acre to be surveyed,
bin site consists of a 38,700 bushel bin- built in 2011 which includes
2 large aeration fans and a power sweep auger, a 24,000 bushel bin
with new out auger, new concrete, new fan and new drying floor and a 9500 bushel bin with new concrete,
new drying floor and new out auger in 2010, and an older 9500 bushel bin. There is a total storage capacity
of 81,700 bushels of grain on this site. There is also a 36’x64’ building with concrete floor on the property.
There is no Rural water or well on this property. The building site is provided with NW REC electric. Legal access easement to the bin site will be acquired prior to closing day.

Method of sale: Offered at Public Auction will be Tract 1-141 acres, then Tract 2-213.57 acres. Tracts 1 and

not be combined. If one buyer purchases all 3 Tracts the property will not be surveyed and will be sold based
on acres stated.
Real Estate Taxes: The current Real Estate Taxes according to the Plymouth County Treasurer are $6,978.00
per year combined on tracts 1, 2 and 3. Seller will pay the 2017 RE taxes payable in 2018 and they will be
pro-rated per acre and based on improvements.
Possession: Possession o f the farmland will be closing day January 9, 2018. Closing on the bin site will be
on January 9, 2018 and possession will be granted on August 1, 2018. Seller will be allowed to store sellers
